How Do I Choose The Right Builder?

Building your own home could well be the biggest investment you ever make.

How do you know you are making the right decision when it comes to engaging a builder you can trust?

SPI inspector Rodney Taylor, an experienced professional with over two decades’ experience in the building and construction industries,  gives us his advice on how to go about choosing the right builder for your new home.

‘When choosing a home builder,’ Rodney says, ‘ it’s important to do your research and read reviews from other customers.’

He also recommends looking at the builder’s portfolio to view examples of their work and make sure it aligns with your style and preferences.

Rodney says, ‘it’s a good idea to interview the builder and ask them about their experience, process, and communication style to make sure you feel comfortable working with them.’

He advises that many of the bigger, volume builders out there are finding these times challenging given the effects of the pandemic, materials shortages, and trade shortages.

Rodney warns that ‘volume builders that have been around for more than 30 years are still not immune to the turbulent economy.’

What are the alternatives?

Rodney’s advice is to ‘also look at smaller, more boutique builders that may be more customer-focused and who use a closer network of trades. This can mean (they have) a tighter grip on their business and more control.’

‘Next would be to look at buying a brand new, turnkey home already constructed and ready to move straight into at a fixed price. This alternative eliminates having to be patient for the building duration and knocks out any price rise surprises along the way.’

He adds that, ‘this is probably the safest consumer alternative and then add your own personal upgrades to suit your individual style and personality along the way, if need be and your budget allows.’

‘Upgrades usually consist of downlights, feature walls, flooring, and landscaping.’
