SPI Property Inspections Conducts New Home Construction Inspections

SPI Property Inspections provides a series of independent building inspections covering the critical stages of a new house construction:

  • Base Stage
  • Frame Stage
  • Lockup/Pre-Plaster
  • Fixing Stage
  • Final Inspection (PCI)

These stages usually coincide with your progress payment schedule, so you can be reassured that your build is progressing on time and to the accepted Australian standard.

Here are some examples of the issues our inspectors identify at each crucial stage of the building process:

Base Stage Inspection

This stage is inspected before the concrete is poured. This enables the inspector to check that the workmanship is to an acceptable standard and that good quality control measures are in place.

 

 

 

 

Observation: Termite collars are yet to be installed throughout the PVC plumbing pipe penetrations, see arrow work in progress. This needs to be completed prior to concrete pour.

Frame Stage Inspection

At this stage, the frame has been completed and approved by the building surveyor.

 

 

 

 

Observation: In this alfresco area, the beam is out of level, see arrow.

Lock-up/Pre-Plaster Stage

At this stage, the roof coverings are fixed, external doors and windows are fixed, even if temporarily. Wall cladding may be only partly complete and will be inspected at future stages, depending on the build process.

 

 

 

 

Observation: Wet areas are yet to be lined and waterproofed work in progress. No bath hob installed at the time of the inspection, see arrow. Looking at the plan it looks to be a free standing bath is required. Waterproofing throughout all wet areas will be checked at the fixing stage inspection.

Fixing Stage Inspection

At this stage, internal cladding, architraves, skirting, doors, sinks, cabinets and cupboards are now fixed into position.

 

 

 

 

Observation: Architraves and skirtings throughout have been checked for correct installation and placement including all margins, quirks and straightness to within tolerance. The skirting line is bowed beyond tolerance, see arrow and straight edge.

Final (PCI) Inspection.

This is also called a handover inspection.  At this stage, internal cladding, architraves, skirting, doors, sinks, cabinets and cupboards are now fixed into position.

 

 

 

 

Observation: Adjustments required to make doors close parallel against jambs, see arrow.
