Looking to purchase or lease a commercial building? Everything may look fine to the untrained eye, but are you about to sacrifice your due diligence to save some dollars?
A commercial building condition report involves documenting the overall condition of a building so you can make an informed decision about buying, leasing or general maintenance.
At SPI Property Inspections, we go beyond just documenting cracking and chipped paint.
We pride ourselves on a fully comprehensive service to ensure our valued clients are armed with as much vital information as they can, ensuring your due diligence is fully covered before you make any decisions.
We also have an accredited Pest Inspector who also holds a licensed electrician qualification that we work alongside. Crunch Group are a family-owned and operated business with over 20 years of experience.
When you book a building condition inspection combined with a pest inspection with the Crunch group, you will receive your third report for FREE. So this is 3 reports for the price of 2.
Whilst Crunch Group is on site, they will conduct a complimentary Visual Electrical Supplementary Report that includes additional thermal imaging to highlight any potential issues with electrical hotspots, safety switch faults, overloaded circuits and non-complaint wiring.
3 reports for the price of 2. It’s extra insight at no extra cost.

Excerpts from some of our previous inspection findings, showcasing the range of issues we are able to identify are :-
Recommendations by our inspector George:
“High moisture readings were recorded in multiple areas of the walls and wet areas as shown throughout the report.
It is recommended that a licensed caulker seal all external bathroom and toilet window perimeters to prevent further water ingress.
A licensed plumber should repair the minor leaks identified in the toilet areas.
An HVAC specialist should inspect all air-conditioning units to confirm that past leaks have been rectified.
All fire extinguishers and hydrants should be tested and tagged, as they appear overdue for certification.
Excessive water ponding was also noted within the box gutters, indicating an inadequate fall.
Incorrect saddles and brackets have been used, these are already rusting. All roof fixings within close proximity to a shore break or exposed to saltspray must be of Class 4 or 316 stainless steel to comply with corrosion protection requirements.”
Recommendation by our inspector Tim:
“The installation of the toilet doors do not comply with the current regulations. Recommend modification to the toilet door for safety measure – The door will need to be either swing out, or modified to use lift-off hinges.”
Recommendation by our inspector Martin:
“The roof gutters and sumps are corroding and will require replacing before the autumn rains set in.”
The main area of concern is a potential leak from the mezzanine toilets or kitchenette which share a wall and has water damage to the plaster wall below it. Moisture readings were taken showing a moderate reading. It is recommended a plumber is engaged to further investigate the issue.”
Recommendation by our inspector Paul:
“The ramp in the front entry and the Tactile Ground Surface Indicators are not compliant to current accessibility standard AS1428.1-2021. This needs to be rectified.”
All basins are required to be adequately caulked or silicone sealed around their perimeters to prevent water ingress and subsequent damage to the underlying substrate. Signs of damage to the substrate were already noted at the time of inspection. It is recommended that sealing works be carried out promptly by a qualified tradesperson to prevent further deterioration.”
