Beyond The Bricks: Why a Building Inspection Doesn’t Cover Termites

When you’re ready to buy your next property, inspections play an important role in protecting your biggest investment. Two services that are often mentioned together, but serve two completely different purposes are building inspections and pest (timber pest) inspections.

While they’re commonly booked at the same time, each inspection has a distinct focus, set of qualifications, and inspection methods. Understanding the difference can help you avoid unexpected repair costs and allow you to make better informed decisions about whether you purchase the property or not.

What is a Building Inspection?

A building inspection completed by SPI Property Inspections assesses the structural condition of a property. The aim of the inspection is to identify defects, maintenance issues, and construction problems that could affect the property’s integrity or performance. The inspections are conducted and comply with Australian Standard AS 4349.1.

A building inspections covers the below items:

  • Foundations and footings
  • Walls, ceilings, and floors
  • Roof structure, coverings, and gutters
  • Windows, doors, and external cladding
  • Wet areas such as bathrooms and laundries
  • Visible plumbing and drainage issues (non-invasive)
  • Visible electrical components (non-invasive)
  • Signs of moisture ingress and/or water damage

Our building inspectors are experienced construction professionals with a strong understanding of building methods and standards. All our inspectors are registered builders or accredited architects. Our building inspectors assess visible and accessible areas only and provide an informed opinion on the condition of the property at the time of inspection.

What Is a Pest (Timber Pest) Inspection?

A pest inspection completed by our trusted alliance partner focuses specifically on timber pests, particularly termites, as well as other organisms that can damage timber structures. These inspections are completed in accordance with Australian Standard AS 4349.3 – Timber Pest Inspections.

A timber pest inspections covers the below items:

  • Active termite activity
  • Evidence of previous termite infestations
  • Wood borers and timber decay fungi
  • Damage to structural timbers
  • Subfloor and roof void areas (where accessible)
  • Conditions conducive to pest activity, such as moisture or poor ventilation

Our trusted Pest Inspectors require specialised training focused on pest identification, behaviour, and risk assessment. Because termites and other timber pests are often concealed, pest inspectors are trained to recognise subtle indicators that may not be obvious during a general building inspection.

There is currently no mandatory licensing or registration requirement for individuals offering pre-purchase building inspections. This means a person does not need to be a registered builder or architect to legally inspect a home, making experience and qualifications especially important when choosing a building inspector. When undertaking timber pest inspections, inspectors should be appropriately licensed, as pest control and pest inspection activities fall under state-based pest management regulations. Licensing helps ensure inspectors have met minimum training standards, understand safe practices, and are authorised to assess and report on termite and timber pest activity.

At SPI Property Inspections we choose to operate well above the minimum industry requirements.

  • Building inspections are conducted exclusively by experienced registered builders or accredited architects with strong residential construction backgrounds.
  • Pest inspections are carried out by licensed and accredited timber pest inspectors, not just individuals who are trained or experienced.

All inspectors work in accordance with relevant Australian Standards and industry best practice, providing clients with reliable, detailed, and practical inspection reports.

By engaging properly qualified and licensed professionals, it means we can deliver a higher level of confidence and protection for property buyers and owners.

Should I get a Building Inspection and a Timber Pest Inspection?

By combining your building inspection along with a timber pest inspection, it will give you greater confidence knowing the true condition of the property before you purchase. A building inspection may note signs of possible pest damage, but it does not replace a dedicated timber pest inspection. Likewise, a pest inspection does not assess the general building defects unrelated to pests.

Building inspections and pest inspections serve two different purposes but complement each other giving a more rounded view of the property in focus. One assesses the overall structure and safety of a property, while the other helps identify hidden pest risks that can cause significant damage over time. By understanding what each inspection covers and the expertise behind them, it helps ensure you make a well-informed decision when looking at purchasing your next property.
