Commercial Pre-Purchase Electrical Safety Inspections Melbourne

Our trusted Electrical Safety Partner in commercial inspections.

SPI Property Inspections partners with qualified A-Grade electricians to provide a comprehensive electrical safety inspection for commercial properties.

This includes an inspection of:

Incoming mains
Switchboards
Circuit protection
All cabling and outlets
Appliances and
Smoke alarms

Thermal Imaging of Switchboards

As part of your risk management, your insurance company will require annual thermal imaging of all electrical switchboards in your commercial property. The thermal imaging process is non-invasive and is colour-coded to identify potential risks within your switchboard. Potential faults uncovered during this process can include but not limited to:

Poor or loose cable connections
Equipment failure (circuit breakers, RCBO’s, contactors etc)
Incorrect sizing of circuit protection and non-compliant use of equipment
Undersized cabling for intended purpose

All thermal imaging inspection and reported must be completed by A-grade electricians.

Verification of exit and emergency lighting

For commercial spaces, we also recommend an inspection of exit and emergency lighting onsite, as part of your essential safety measures, which should be completed every six months. Power to the property will be turned off for 90 minutes to ensure the battery power is working sufficiently and onsite log books should be filled out for record keeping of testing and any repairs completed.

Combine your Commercial Pre-Purchase Electrical Safety Inspection with your Building Condition Report to know the true condition of the property.

We provide commercial electrical safety inspections across Melbourne and regional Victoria, including commercial inspections in Geelong.

Trustindex verifies that the original source of the review is Google. Contacted George to do a building inspection as he came highly recommended by a friend. He was able to get out there the next day and provided the report promptly without any hassles at all. Would not hesitate to recommend George and SPI inspections if you're after great service and a thorough inspection report.

Trustindex verifies that the original source of the review is Google. We had a great experience with SPI throughout our house construction. Frank was incredibly helpful and took the time to answer all of our questions, making the entire inspection process easy to understand.

I highly recommend SPI for building inspections. While builders do their best, it's always worthwhile to have an independent inspection for added confidence. It gave us real peace of mind knowing that our home was built safely and to a high standard.

Trustindex verifies that the original source of the review is Google. We engaged SPI Property Inspections to carry out a final inspection for us. Frank did a very thorough job and picked up a number of things that would have otherwise not been found and we would have been left to fix ourselves after the sale was completed.
Very happy we went with this company and had the inspection undertaken. Definitely worth the minor cost compared to what it would have cost us to have the repairs done!
