Our Involvement In Bayswater Level Crossing Removal Project
The SPI team has been busy completing Property Condition Surveys for one of the Government’s Level Crossing Removal Projects at Bayswater. The Victorian Government is aiming to remove at least 20 level crossings by 2018, with the intention of improving safety and relieving traffic congestion across Victoria. We are pleased to report that our role in the project has progressed very smoothly. The majority of properties that are approximately 50m from the existing train line have now been inspected by our team ahead of time.
When you are carrying out construction work or building work in close proximity to other properties, there is the chance that issues might arise such as cracking, leaking or deterioration in neighbouring properties. For this reason, it’s recommended to have a dilapidation inspection carried out by an independent third party, to prevent any conflict of interest.
For the Bayswater Level Crossing Removal Project, our inspectors prepared comprehensive dilapidation reports to capture the pre-existing condition of each property before the commencement of construction work. The report outlined any existing cracking and damage, so the owner has a benchmark to gauge any changes that may occur as a result of the construction work.
We will continue to work with the Bayswater Alliance in the coming months and look forward to seeing the progress of the new level crossing due for completion in late 2017. To follow the progress of the level crossing removal project, check out this link.
