Building Condition Report: Carry Out Your Due Diligence?

Arranging a Building Condition Report for a commercial property is a wise and valuable investment. It’s imperative to know the overall condition of the building and whether it complies with building regulations. By having an independent review of the complete structure, you will be better informed about what you’re purchasing or leasing and it will give you peace of mind when making that transaction. Some of the essential elements covered by a commercial inspection include:

Site Elements: this includes fences, surface drainage, retaining walls, driveways, garage, shed and surrounding trees.

Building Exterior Elements: we check for signs of settlement or movement outside the building. This may include the roof, where access is available, gutters, flashings, valleys, eaves, downpipes, brickwork, weatherboards, paintwork, weephole, vents and sills.

Internal Structural Elements: the inspection will also cover ceilings, doors, walls, windows, skirting boards, architraves, stairwells and tiling.

Wet Areas: for this area, we check elements in the kitchen/kitchenette, bathrooms, toilets and any showers.

Services: the Inspector will report on electrical items such as circuit breakers, safety switches, smoke detectors, hot water service and water pressure.

Roof Space: the roof space can reveal if there are any structural or framing issues, missing or broken roof tiles and the general condition of the insulation and exhaust flues.
