- Pre-Project Condition Report
As with the smaller renovation projects, ensuring your building or site is prepared is a critical step so there are no hidden surprises. We identify all areas that need initial attention.
- Contract Review
Here we can review all of your contract documents, plans and specifications so you understand all of the aspects to it. We can also help you through the jargon and explain any terms.
- Base Stage
At this stage, the site has been scraped or cut and filled. We carry out an inspection before the concrete is poured so we can check items such as site conditions, damp-proofing membrane, services and termite protection, before they are concealed by concrete.
- Frame/Lock-Up
This is the stage prior to plaster being installed, where we can check the acceptability of the slab surface, the frame, trusses, roof tiles, fascia, guttering, frame ties, bracing, brickwork and floor plan layout.
- Fixing Stage
In this stage, the waterproofing has been completed and tiling of walls and/or floors is about to begin. Here we do a thorough check of the waterproofing, where so many problems can develop. We also inspect the plaster surfaces in readiness for painting.
- Final Handover
This inspection occurs prior to the builder’s final ‘To Do’ list at handover. We check the installation of fixtures and fittings, the sealing to all wet areas, the external treatments, paint finishes and hardware, doors and windows, plumbing and electrical services, and the overall standard of workmanship.
- Maintenance Check
This check takes place about two months after project handover or when the builder’s nominated maintenance period ends. Here we follow up on outstanding items listed at the handover stage and check for any new items that might have arisen since. We can help you through this final stage for your own peace of mind and as a protection against possible misunderstandings with your builder.
