ESSENTIAL SAFETY MEASURES |
|
Under the Buildings Act 1993, the owners of commercial, industrial and public buildings must comply with Essential Safety Measures regulations. The list of essential safety measures includes the fire, life safety and health items installed or constructed in a building to ensure adequate levels of fire safety and protection over the life of the building.
The regulations require that every essential safety measure continues to perform at the same level of operation that existed at the time of commissioning and issue of the occupancy permit.
This means that regular inspections are required, and that accurate maintenance records are held on the property. An Annual Essential Safety Measures Report is also mandatory before each anniversary of the date of occupancy permit. There are hefty penalties for non-compliance.
SPI Property Inspections operates two Maintenance Programs, specifically designed to help building owners with their ESM obligations. We know the issues that may arise and can guide you through the process.
These programs include the set-up of a customised manual which includes all the logs and schedules required for compliance with building regulations.
Furthermore, SPI Property Inspections can recommend our Trades & Services Guide, should you require any specialist assistance.
