Building Condition Reports

When you invest in a commercial property, you need to know the overall condition of the building and its record of compliance with building regulations.

 

An SPI Property Inspections report will provide you with an accurate assessment of the property. We will advise you on the maintenance standard of the building, any existing or potential problems we detect, and the repair or replacement work that may be required.

OH&S

The Occupational Health & Safety Act 2004 (Division 5, Section 26) states that “A person who (whether as an owner or otherwise) has, to any extent, the management or control of a workplace must ensure so far as is reasonably practicable that the workplace and the means of entering and leaving it are safe and without risks to health.”

 

Building owners have a legal and moral obligation to ensure they have a sound building, whether for their own use or for lease. Penalties for non-compliance are steep.

 

As part of our Building Condition Reports and Essential Safety Measures inspections, SPI Property Inspections takes into account the requirements of OH&S regulations.  We will identify hazards that currently exist in the building, and any associated risks to the occupants and the building itself.  We will then make recommendations on how to prevent or mitigate the level of risk, and what measures need to be in place to monitor the risk
in future.

 

Defects Reports

There are times when a building owner/agent may wish to clarify a particular issue that has arisen in the building.

 

An SPI Property Inspector can make an assessment of the fault and prepare a Defects Report with a recommended course of action. We can also provide you with our Trades & Services Guide to assist you with any repair work.
